The tenant and I have agreed on a purchase price and there is an option to purchase clause, but there is no “trigger event” for the option to be exercised by the tenant, they can buy the house at any time in their lease or they can leave if they wish. More than anything, it really prevents me from selling the house to someone until the tenant`s lease expires. I did a credit quality check and employment/income check to verify that the tenant can afford bank financing in the future and can probably get it if they decide to exercise their call option to avoid problems with Dodd Frank. .
